Edge of Settlement Development at Coggeshall, Essex
Our client had acquired a site that had planning permission for a residential development. The permission however did not represent the optimum use of the site. ADP provided a full review of the site and its context and put forward a revised scheme that fully respects the character and context of the area, whilst also increasing its value for our client.
The key design and development changes included:
An increase in the number of bungalow dwellings.
The introduction of two 2-storey dwellings, with an increased height, compared with the approved chalet dwellings.
The provision of extensive landscaping and public open space within the development to create an appropriate settlement edge within the countryside.
ensure that its impact would be softened and a smooth transition created between the built form of Coggeshall and the open countryside beyond
