Edge of Settlement Development at Coggeshall, Essex

Our client had acquired a site that had planning permission for a residential development. The permission however did not represent the optimum use of the site. ADP provided a full review of the site and its context and put forward a revised scheme that fully respects the character and context of the area, whilst also increasing its value for our client.

The key design and development changes included:

  • An increase in the number of bungalow dwellings.

  • The introduction of two 2-storey dwellings, with an increased height, compared with the approved chalet dwellings.

  • The provision of extensive landscaping and public open space within the development to create an appropriate settlement edge within the countryside.

  • ensure that its impact would be softened and a smooth transition created between the built form of Coggeshall and the open countryside beyond

As demonstrated by this case, it is often prudent to review a planning permission to explore whether it represents the most optimum use of land.
