Uttlesford ‘Call for Sites’

Uttlesford District Council is currently undertaking a ‘Call for Sites’ consultation to help inform the preparation of its new Local Plan and policies and site allocations that will be contained within.

A New Local Plan

In 2020, Uttlesford District Council’s emerging local plan was found unsound by the Planning Inspectorate. This ‘Call for Sites’ consultation represents the first earlier steps in the preparation of a new Local Plan that will aim to address the concerns raised by the Planning Inspectorate. It also represents an excellent opportunity for landowners and developers to present sites that may have development potential that had not previously been considered by the Council.

Site Size

The Council are seeking residential sites that are capable of delivering 5 or more homes or economic sites of 0.25 hectares or a floor space potential of 500 square metres or more.

Sustainable Locations

There will be scope to promote development in each of the District’s towns and villages, with greater scope in the larger, more sustainable settlements, such as the urban areas of Great Dunmow, Saffron Walden and Stansted Mountfitchet and the rural settlements of Elsenham, Felsted, Great Chesterford, Hatfield Heath, Newport, Takeley and Thaxted amongst others.

It is likely that the more sustainable settlements i.e. those with greater public transport access and access to services and facilities will have the proportionately greater chance of securing a favourable local plan allocation.

Key Dates

The consultation will run until Wednesday 21 April 2021. The Council will then carry out an assessment of each site, with the aim of selecting some of these as new site allocations to deliver their housing needs for the next local plan period.
