Planning Consent Given for Two Dwellings in Rural Tendring

We are pleased to have secured planning permission for two family dwellings in the rural area of Tendring District, near Weeley.

The Design

This site had a long planning history and a number of failed attempts at securing planning. Our client purchased the site after it had finally been granted outline planning consent via a planning appeal for two dwellings. The outline appeal decision offered very little in design clues, other than a requirement for spacious development, set within an informal layout.

We therefore developed a proposal that sought to deliver 2 no. spacious 4-bed dwellings that was led by a contextual understanding of the site and its surroundings. The key features of the design included:

  • Two bespoke dwellings of varying height to reflect the informality and built variation of the rural area.

  • The dwellings to be wide fronted, with rear facing gables. This will give the elevation a simple front elevation whilst there will be limited glimpses of the gables features through the existing landscaped boundary when viewed from the surroundings.  

  • The elevations will be rendered, with the use of rafter feet at the eaves.

  • A brick chimney will extend to the side of the dwelling to add visual interest.

  • Wide framed windows at the ground level, but with variation at the first floor including the use of dormer windows at the first floor that break the eaves line for one plot.

  • The windows are panelled to provide additional detailing in the elevation, but also respond to the rural location.

  • The use of a gabled porch.

We are pleased that the Council supported the design approach for this site.
