Planning permission granted for the modernisation of a bungalow in Essex

We are very pleased that Braintree District Council has granted planning permission for the modernisation of a bungalow in Black Notley, Essex. The proposed scheme sought the erection of front, rear and first storey extensions and alterations to the exterior of the existing bungalow.

The works would transform the 2-bedroom bungalow in to a two-storey, 4-bedroom family home. The existing garage would be converted to a snug and the larger ground floor area would be reconfigured to provide an open plan kitchen, dining, living room across the rear of the dwelling, and a new study, hallway and W.C. at the front. The bedroom accommodation would be located on the first floor.

The front elevation will feature two pitched dormers to serve the new bedrooms, and a porch with pitched roof.  At the rear three new gables would be created with half-hipped roofs.There was some local opposition to the proposed scheme, which primarily centred on the desire to protect bungalows in the village and the impact on neighbouring amenity.

We were able to demonstrate to the Council that:

  • The proposed family dwelling would meet the Council’s adopted planning policies, which seek a range of house types and that there is no policy that restricts the modernisation of bungalows.

  • The proposed scheme provided sufficient garden space and parking provision to meet local standards.

  • Having considered the context, site boundaries and street scene, the proposed scheme would not result in over-development of this large plot.

  • The proposed 1 ½ storey cottage design, siting, bulk, form and materials are compatible with the character of the area. By contrast the existing 1960s bungalow is simple in design and is not considered to be particularly in keeping with the character of the area which is typified by cottage style dwellings.

  • Taking into account the position of the dwelling and windows, there would be no unacceptable adverse impact on the amenities of adjoining residential properties, in terms of loss of privacy, overshadowing of light or an overbearing impact
