20 New Homes Delivered in Tendring, Essex

We secured planning permission for 20 dwellings at Weeley, Essex back in June 2014. This scheme has been completed to a high standard and is looking great.

This proposed scheme was not straightforward. Being located outside of a settlement boundary, the Tendring District planning policy position was not supportive of residential development at this location. However, we successfully argued that material considerations weighed in favour of the scheme. Specifically, we argued that the draft Tendring Local Plan had reached an advanced stage in the planning policy process, and as such it did carry material weight in the decision-making process. Within this emerging policy document, the site is located in area that falls within the proposed new settlement boundary for Weeley and would constitute a site allocation.

The emerging local plan had not been submitted for examination, but the Council were sufficiently satisfied that the emerging allocation represented a material consideration in favour of the scheme.Establishing the principle of development and the weight that can be attached to the emerging local plan was just one part of the process.

We also had to demonstrate that the benefits arising from this development clearly outweighed any harm and that there was a demonstrable and identified need for this development in Tendring.

We are very pleased that the Tendring District Council agreed with us and approved the scheme.The scheme has now been developed and represents a high-quality extension that has successfully integrated into this existing village in rural Essex.
