Backland Development Approved in Tiptree, Essex

We recently secured planning consent for 9 no. family homes on land within Tiptree, Essex.

Tiptree forms one of main district centres outside of Colchester Town, and is an area where development is supported in principle.

The proposed scheme sought to develop open land associated with the neighbouring property. This land constituted a backland site and is surrounded by residential uses. The surrounding housing contains a mix of individual houses within a suburban setting.

We developed a scheme that made an efficient use of the land that respected the prevailing local character and whilst exceeding, also reflected the density of the surrounding area. This approach was supported by the Council.A site like this, within an urban location, has a number of issues that need to explored and where relevant, resolved.

In this case the design had to ensure that neighbouring amenity was not detrimentally impacted upon. It was also necessary to establish a safe access and increase pedestrian permeability through the site and link to existing connections.As an undeveloped site within an urban area, the project required technical assessments, such as contamination and arboriculture, prepared by others. We managed the third party consultants on behalf of our client and acted as the project led on this scheme.

Consequently, we were able to ensure that the application proposals responded to the site’s opportunities and constraints and build upon the existing character, offering appropriate development solutions.
