Self-Build Dwelling in Rural Maldon Granted Planning Approval

Our planning consultants have just secured planning permission for a self-build dwelling in a countryside location, and outside of a settlement boundary in Maldon District.

This particular self-build project represented a replacement dwelling. The applicant had purchased a dwelling and plot that had great development potential.

The site is located between the villages of Wickham Bishops and Great Totham in an area that contains some ribbon development. The existing dwelling sits in a large spacious plot, however it sits immediately adjacent to the road. Despite being within a large plot, the existing dwelling has not made the most of the setting and suffers from a poor environment that is disrupted by its proximity to the road.

The proposed scheme represents an excellent opportunity to knock-down the existing dwelling and replace with a new self-build house that meets the needs of the applicant.

We consequently designed and sought planning permission for the demolition of the existing house and for the erection of a replacement dwellinghouse. The design of the replacement self-build dwelling will take the form of a country house with the use of traditional building materials with various roof spans. The replacement dwelling would have six bedrooms, with four en-suites, two reception rooms, two living rooms, a kitchen, a dining room, a main bathroom and an adjoining garage and car port.

This self-build development also represents an opportunity to improve the setting of the site by introducing native landscaping that will screen the dwelling from the road and allow it to assimilate into the landscape.

The proposed development is of large scale, and significantly larger than the existing dwelling. We were able to justify this increased scale on the basis that the plot is significantly large enough to accommodate this size of dwelling without causing a detrimental impact to its impact from the surrounding area.
