Planning Permission Granted for a Mixed-Use Development in Colchester

We recently submitted a Reserved Matters planning application for a mixed use development in Colchester comprising 36 residential dwellings and a commercial unit. This application forms a key component of the Chesterwell development in North Colchester that is currently under construction. We are delighted that Colchester Borough Council supported the proposals and approved this important application.

The development is located within a key part of the wider Chesterwell development and adjacent to the proposed Neighbourhood Centre. Chesterwell is an exciting new community being developed that will comprise 1,600 new homes, a neighbourhood centre, together with significant educational, green, community and highways infrastructure. This development provides an important urban extension to Colchester that was identified in the Colchester Local Plan as a site allocation, following our promotion of the site through the development plan process.

The application site is located fairly centrally within Chesterwell, close to the emerging centre and facilities and along a key transport route. As such, its design required careful consideration. The layout was developed to provide a fluid interconnection with the Neighbourhood Centre. The site’s location along a strategic road required the development to comprise a continuous building line of linked properties set behind a landscaped road frontage.

The appearance of the development is influenced by the architecture of the previous phases, with the use of traditional aesthetic features and typical local vernacular detailing, including: a variety of entrance surrounds and porch detailing; chimneys; stone dressing brick detailing; a variety of brick and stone head details etc.

The commercial element forms the first component of the Neighbourhood Centre. The building is located at a key junction and node point and as such was designed as a corner landmark building, with active ground floor frontages. It is of a high-quality design and strong appearance that differed from the neighbouring residential dwellings to emphasise a change in land use and function.
