Listed Building Consent Given in Colchester Town

We are pleased to have secured Listed Building consent for internal works to an historic building within the Dutch Quarter of Colchester.

Our client purchased this listed building within the with the aim of restoring it to a family home. The building, together with its neighbour were once a single dwelling house which was then separated into two dwellings in the mid-20th century. The original building dates back to the 17th Century and was constructed as a 2 storey (and attic) timber-framed and plastered building with roof tiles.

The dwelling has been subject to various extensions in the 20th Century that has resulted in a very impractical layout. The general upkeep of the property has also been overlooked through past owners which has left the property in poor inhabitable condition.Our client sought to make a number of changes in order to bring the dwelling house into a liveable state. These included:

  • retain existing, but constrained staircase as an historic feature, but erect a new, more functionable staircase in a location that maintains the original features of the dwelling;

  • the opening up of the kitchen and dining room, which was itself a modern addition;

  • enlargement of the main bedroom, by removal modern studwork. These works were carefully considered to meet the requirements of minimal intervention and therefore sensitively update the listed building.

The proposed works were devised in close cooperation with the Council’s historic building advisor and planning officers. This close relationship was important as it enabled the Listed Building Consent application to progress smoothly to an approval.
