The Maldon District Local Development Plan
Maldon District Council’s Local Development Plan was adopted in 2017, and the plan will run through to 2029.
Maldon District Council has indicated that they are not planning to review this local development plan until 2022. This means the Local Development Plan will form the starting point for decision-making in the District.
Alongside the Maldon District Local Development Plan, the Burnham-on-Crouch Neighbourhood Plan was ‘made’ by the Council in 2017 and forms part of the development plan for matters relating to this area.
Maldon’s Planning Policy Approach
The planning approach within Maldon District is to direct growth to the Maldon, Heybridge and Burnham-on-Crouch areas, whilst allowing some proportionate growth within the rural villages. The Council is particularly supportive of economic development within the villages, which could include live/work units.
With regard to housing development, the local plan policies encourage the reuse of previously developed land, and also, in general, support backland and infill development, subject to design matters. The policies also support replacement dwellings.
However, Maldon cannot currently demonstrate a 5-year housing land supply which will open opportunities for development elsewhere within the District.
Site Allocations in Maldon District
Whilst Maldon District Council is not planning to review their local development plan until 2022, it is worthwhile beginning the process of promoting sites for future development. It is likely that the new local plan will have to consider a variety of site options to meet future housing needs given the constraints within the main settlements.
