East Suffolk Development Plan
There are two parts to the Local Plan in East Suffolk; the Suffolk Coastal Local Plan and the Waveney Local Plan.
The Suffolk Coastal Local Plan was adopted in 2020 and Waveney Local Plan, adopted in 2019.
The Suffolk Coastal Local Plan indicates that the focus for development will be at Felixstowe, the Ipswich communities and the communities along the A12, including Saxmundham and Woodbridge. It also states that the rural settlements will also be required to deliver housing over the planning period.
The local plan suggests that land will be controlled outside of the defined settlement boundaries, but does cite exceptions which would represent a development opportunity, for example, development could be acceptable where:
New housing is proposed that relates to an existing housing cluster in the countryside..
A replacement dwelling is proposed.
The subdivision of an existing larger dwelling.
The conversion of an existing building.
Within the development settlements, the emerging Local Plan indicates that infill development or residential development within existing gardens could be supported, subject to the overall design and its impact upon neighbouring land.
The Council has also indicated support for self-build or custom build plots, although there are no specific policies that seek to bring this type of development forward.
