Self-build Dwelling with Sea Views Approved

Back in 2008, we secured planning permission for a bespoke self-build dwelling on Mersea Island. This house has now been completed and is looking great.

The design of the proposed dwelling did represent a number of challenges, for example:

  • The site is located on garden land, so we had to demonstrate that the proposed development would not adversely affect the setting of the immediate area or impact upon neighbouring residential amenity in terms of overlooking, outlook or privacy.

  • The site is on a slope that fronted a beach. This created logistical design challenges in terms of the structure, but we also had to be mindful about other potential impacts such as drainage and flooding.

The site commanded amazing views of the sea and provided an opportunity to deliver a high-quality home that embraced and utilised this setting. This was achieved through a careful use of materials. The use of cedar boarding, and the layout of the building against the gradient, together with the clever use of hard and soft landscaping allowed this building to sit comfortably and assimilate into its coastal and landscaped setting.

An important aspect of this building was the creation of a variety of external outdoor spaces to reflect the inevitable changing weather patterns and times of year. We designed covered and uncovered outdoor spaces, in the form of balconies, terracing and patio areas, whilst the strong use of glazing would create light and warm internal spaces.

Self-build dwellings represent an excellent opportunity to create a unique building that meets the needs of the owner and embodies their own creative style.
