Residential Development in Tiptree Gains Planning Permission

We are very pleased that Colchester Borough Council has approved planning permission for this scheme of 7x residential dwellings on land in Tiptree, Essex.

The application site, which is now vacant, consists of the remains of a derelict residential dwelling, along with its surrounding curtilage. The site constituted previously development land within a sustainable location.

Tiptree itself represents an excellent location for housing development. To justify the proposed development, we were able to demonstrate that Tiptree benefits from a number of services and amenities, is well served by local schools, and frequent public transport accessibility, which collectively make the village a sustainable location for new residential development to take place. It has also been identified in the emerging local plan as a ‘Sustainable Settlement’, and is classified as one of only three ‘District Centres’ within the Colchester District.

An important component of the design process was to establish the context in which the development would sit. The immediate area benefits from green spaces and landscaped frontages. To follow this characteristic into the development, the design ensured that the proposed dwellings would be set back from the road and reflect the established frontage.

The application site also contains two trees with Tree Preservation Orders. These trees have directly influenced the internal layout of the scheme and have been incorporated to give the development a landscaped setting.

The density and quantum of development mirrored the prevailing density of the surrounding area, which led to the number of dwellings being set at 7.

We are delighted that Colchester Borough Council agreed that the development fits harmoniously into the village of Tiptree and will bring life back into a vacant residential piece of land in a sympathetic manner.
