Planning Permission secured for a new office in Colchester, Essex

We have recently secured planning consent for the change of use of a residential dwelling to a Class E(g)(i) office building at a site to the north of Colchester.  

The Planning Issue

The dwelling is located in an area designated as a mixed-use area in the Council’s adopted Core Strategy DPD. However, the loss of residential units are often resisted by local planning authorities.   

This is also an unusual case, as it is more common for an office to be converted to a residential use than the other way around.

In this instance, we put forward a robust planning case for the change of use of the residential dwelling to office use. Critically, we were able to highlight that the site as a whole benefited from extant planning permission for commercial uses in association with the mixed-use neighbourhood centre that established the principle of development. We were also able to demonstrate that the proposed new office would complement the existing uses and add to the vibrancy and vitality of the centre.

This permission will support the growth and expansion of a local business in the Colchester and will support further jobs in this mixed-use location, adding to the continuing economic development in the area.
