Planning Permission Granted for Infill Development Near Horsham

We are delighted Horsham District Council has approved planning permission for two dwellings on land in Rudgewick, near Horsham.

The application site comprised a large detached dwelling set within spacious grounds, located within a central part of the village. The application was not straightforward and required negotiation with the Council following a large of objections from local residents, who were opposed to development in their village.The site was located within the settlement boundary, where the principle of development was acceptable. We were able to demonstrate that the proposed development represented an effective use of land.

The site however was located opposite a number of listed buildings and, whilst outside, was adjacent to a conservation area boundary. Heritage was an important consideration during the design process. The elevational treatment of the dwellings drew upon the characteristics of the historic context.

The application site also contained a number of mature trees and shrubs. The layout was carefully considered to ensure that the proposed development could be nestled into the landscape setting without detrimentally impacting the existing key trees and hedges.

A number of Great Crested Newts were recorded in the surrounding area and the application was deemed has having potential to support some habitat. The layout of the proposed scheme responded by avoiding any important ecological areas, and also set aside land to provide net ecological habitat gains.

The orientation of the proposed buildings, together with the size of the development plot ensured that the new dwellings would not have any material impact upon any neighbouring dwellings in terms of overlooking and privacy, loss of light or sense of overbearing.This planning permission is excellent example of a garden development on an infill plot that can be successfully integrated into the existing settlement.
