Planning Permission Granted for a Motor Vehicle Showroom in Sussex
We are pleased that Rother District has granted planning permission for a new motor vehicle showroom in Bexhill-on-Sea, East Sussex.
The site is located in a central location within a mixed-use area, comprising residential properties, religious buildings and other commercial units. It is conveniently located to Bexhill-on-Sea town centre and is located along a main road.
The Proposed Scheme
The application sought planning permission for the erection of a small motor vehicle showroom to support an existing motor facility. The showroom would be of brick construction and with glazed doors on the front elevation. This new building will be used to showcase the cars currently being sold at site.
The Planning Issues
As the site is located in a mixed-use area, the effect on the neighbouring residential amenity is an important planning consideration. We were able to demonstrate to the planners that despite the intensification in use, as the proposed showroom itself would be modest in size, located in an area that is already used for car sales and positioned away from the residential boundaries, it would not have a detrimental impact on the neighbouring amenity.
Another planning issue relevant here is the effect of the new building upon the visual appearance of the streetscene. We demonstrated that the showroom would sit comfortably alongside the buildings either side, and given the existing use of the site for car sales, it would have a complementary appearance.
We are pleased that Rother District Council agreed with our analysis and they concluded that the proposal is acceptable in planning terms and subsequently approved the planning application.
