Planning Permission for the Redevelopment of the Site of a Former Listed Building in Colchester

We are delighted to have secured outline planning consent for the redevelopment of a listed building to deliver nine new family homes. This was a complex planning application, given the heritage issues, and required careful management and negotiation with the Council.

The former listed building was substantially destroyed by fire. Permission had subsequently been granted for the demolition of the remaining structure.

The redevelopment of this site required detailed discussions with the Council to understand what type of development would be acceptable given that is a site of heritage importance. A context-led residential redevelopment was agreed during pre-application discussions.

The proposed redevelopment drew reference to the local planning policy requirements, advice contained in the Essex Design Guide and local context. The site is also centrally located within its neighbourhood, being within walking distance to the local hospital, doctor’s surgery, local schools and various recreational areas.

The local area comprises linear development pattern made up of a mixture of individual houses on tight plots, sub-urban semi-detached dwellings and small terraced housing in clusters of three to four dwellings. The site also fronts on to a public footpath and recreational ground.

This redevelopment provided the opportunity to create an active frontage and natural surveillance over this space. 

Using these contextual influences, the design proposals, incorporated the following principles:

  • Buildings set behind a strong landscape setting, providing visual green links to the recreational ground opposite.

  • Active frontages over public spaces.

  • Architectural references made to the architectural detailing found within key local public buildings.

  • Compliance with local standards in respect to parking and garden amenity space.
