Planning Approved in Rural Essex for 30 Dwellings

We are delighted that Colchester City Council’s planning committee has approved planning permission for 30 dwellings and 1ha on land adjacent to the existing village of Great Tey.

There was some local opposition to the proposed scheme from local people, however, we put forward a strong design approach that was supported by Colchester City Council. The overarching scheme has been shaped by a detailed understanding of Great Tey’s context and how the site relates to this and can integrate into the village. The design principles underpinning the design rationale for the proposals included:

  • To design a development that is compatible with the surrounding character of Great Tey and surrounding villages, with varying density levels to reflect the settlement edge.

  • To reflect the rural location and character, each dwelling has been designed with a high degree of variation and informality. This will be achieved through house types, materials, form etc.

  • Bringing the countryside into the community. This will be achieved by retaining the landscape character of the site and the settlement edge

  • New areas of open space will be created that will integrate with existing open spaces in the village.

  • To provide pedestrian and cycle linkages with the wider village, with a particular emphasis on establishing safe and convenient routes to the local primary school and local facilities.

  • To provide leisure routes to aid dog and recreational walking and encourage localised physical activity and healthy lifestyles.

  • To protect the amenity of neighbouring residents.

  • To deliver affordable housing to meet the needs of local people.

  • To ensure that each new dwelling meets the adopted parking standards.
