Listed Building Consent Given for an Extension in Colchester
A couple of years we secured planning permission and Listed Building Consent for the erection of a two storey side and rear extension. The project is now under construction and looking great.
The building is located in a village in Colchester Borough and is Grade II listed. It comprises a 16th and 17th semi-detached property, with red brick, hipped roof, sliding sash windows with glazed bars. The property is also located within close proximity to a Grade I listed church and forms part of a Conservation Area.
The proposed scheme sought to sympathetically extend the property to provide additional domestic accommodation. The works also included the demolition of more modern elements, including the removal of the poorly designed 1960/70s single-storey side elements. The removal of these elements and their replacement with the proposed extension, which reflects the style of the existing building has greatly enhanced the existing pattern of the building.
The side extension was also substantially set back from the front elevation so that the historic street scene building form is retained and give a subordinate appearance. The design was carefully conceived to ensure that internally, little was altered and that openings in the existing building fabric were kept to a minimum.
As with any building works to a listed building and/or within a Conservation Area, the proposed alterations and extension must enhance the character and appearance of the building and area as a whole. This was achieved by means of an appropriate scale and massing of the proposals relating to the existing roof pitches, roof spans, eaves height, building details and use of historic materials in order to harmonise with the existing building.
