Infill Development in West Mersea Given Planning Consent

We are delighted that Colchester Borough Council has approved a replacement dwelling in West Mersea. We look forward to this scheme now being built out.

The approved dwelling acts as an infill site between existing residential properties on a well-established residential street in West Mersea. It constitutes previously developed land, having formerly had a chalet bungalow located on it, but has stood vacant and derelict for in excess of 5-years.

The proposed scheme was developed following a detailed and in-depth analysis of the character and appearance of the local area. The road in which the application site is located runs perpendicular to the coast line, whilst the house types of the area are varied in their character, however typical vernacular buildings are common and features include dark stained timber clad, 1.5 storey structures with brick bases, often with jettied first floors and bay window features.

Taking this varied form and appearance in to account the proposed scheme sought: a 1 ½ storey detached dwelling with dormer windows set into the jettied eaves line; a forward fronting gable end to provide vertical emphasis, with a ground floor bay window; detailed wooden windows; and an elevation clad in natural timbers. This design drew on the rhythm of the street and the use materials found within the local area.One of the key issues considered in the design process was the impact upon neighbouring amenity. There were a couple of objections during the planning process on this basis.

To overcome any concerns, the proposed scheme ensured that there would be no loss of privacy or disturbance to any habitable rooms in the neighbouring dwellings by ensuring the position of the windows on the proposed building were facing away from the neighbouring properties. The footprint of the building was also carefully considered to ensure that no overshadowing occurred on any existing private amenity areas.
