Infill Dwelling Approved Planning Permission in West Mersea  

We are delighted that Colchester Borough has approved planning permission for the proposed infill dwelling in West Mersea, Essex, with associated works to an existing on-site dwelling.

This project had a number of complicated elements. 

Firstly, the proposal included a second-storey dual pitch extension over an existing single-storey extension of the existing dwelling. We had to demonstrate that there was no amenity impact upon the existing neighbours and the future neighbours within the proposed infill dwelling, in terms of overbearing, loss daylight and sunlight and privacy. Using the 45-degree rule, we successfully illustrated that no impact would be caused.The proposal also sought the demolition of a two-storey side extension on the existing property. This was necessary to create sufficient space to the side of the property to allow for the erection of the proposed infilling dwelling. The removal of the side extension facilitated an area large enough to accommodate a new dwelling with a footprint and building/plot density similar to that of the surrounding dwellings and far exceeding the Council’s minimum standards regarding garden space.

We also had to demonstrate that the new infill building would sit comfortably within the streetscene and would not appear cramped. In this instance, we were able to demonstrate that the houses within the street were all different in form, mass and material, some are detached and some are semi-detached, with no dominating features.

We had to follow a similar exercise than with the extension to existing dwelling, that was, to assess impact on neighbouring amenity. Again, we were able to demonstrate that there would no impact on neighbouring amenity.

The actual design of the building drew inspiration from the maritime context, with a ‘casual boat house’ appearance. The elevations were clad in natural timber, with some metallic cladding. The aluminium framed windows complimented these cladding materials. The outcome was a high-quality and contemporary designed family home.
