We are delighted to have secured planning permission for a residential outbuilding in South Hampstead, London.

The proposal sought the construction of a single-storey garden room/children’s room at the end of the garden. This new additional space would provide incidental residential accommodation for the existing ground floor and basement flat in South Hampstead.

The Proposed Garden Room Design

On this project, we worked with Pion Construction, who provided the design.

The proposed garden room was thoughtfully designed to blend seamlessly with its surroundings. Situated discreetly at the back of the garden, it will be hidden behind contemporary bamboo planting and a water feature, ensuring minimal visibility from both the main house and neighbouring properties.

The structure will feature insulated wood-clad walls, simple double-glazed windows, and a flat green roof planted with sedum mixed seed roof planting.

South Hampstead Conservation Area

One key aspect that aligns this proposal with local planning policies is its commitment to maintaining and enhancing the character of South Hampstead Conservation Area.

Policy D1 of the Camden Local Plan emphasises achieving high design standards that respect local context and character. In this case, the garden room's design harmonises with the existing Victorian semi-detached house and contributes positively to the area's aesthetic appeal.

In addition, Policy A3 highlights the significance of preserving mature trees within conservation areas—a consideration addressed through an Arboriculture Impact Assessment accompanying the proposal.

The scale and landscaping aspects of this project also merit attention. With careful planning to replant and revitalise the neglected garden space, including premium turf installation and diverse plantings to attract wildlife, this proposal not only enhances visual appeal but also promotes biodiversity within an urban setting.

Furthermore, Policy A1 underscores the importance of protecting residents' quality of life by considering factors such as privacy, natural light implications, and outlook.

The positioning of the garden room in relation to neighbouring properties ensures that there will be no negative impact on daylight or privacy.
