  • The building's internal floor area is well within the 1,500 sqm limit set for Class MA developments.

  • The site is free from special designations, such as sites of special scientific interest, listed buildings, scheduled monuments, safety hazard areas, or military explosives storage areas.

  • It is not located within an area of outstanding natural beauty, National Park, or World Heritage Site, further aligning with Class MA criteria.

Additional Conditions Met:

  • A car-free development is proposed, leveraging the site's central location with excellent public transport access and nearby public car parks.

  • Previous office use poses no contamination risks, and the site, located in Flood Zone 1, faces a low risk of flooding.

Noise and Environmental Considerations:

  • The building's site layout ensures minimal noise impact on future residents.

  • Situated in the Colchester Town Centre Conservation Area, the project involves no changes to the building's frontage, preserving the area's character and sustainability.

Natural Light and Space Standards:

  • All habitable rooms are designed to receive ample natural light, with strategically placed southern and westerly facing windows and skylights.

  • The development includes three 1-bedroom apartments, each exceeding national space standards.
