Approval Given for Alterations to a Listed Building in Maldon

Our client purchased a building in Maldon, Essex that already had planning permission for the change of use of a Listed care home building within a Conservation Area, to create 5x dwellings and the erection of a terrace of 3x new dwellings on land to the rear. Inevitably, the approval had its limitations and did not fully meet the needs and aspirations of our client. We were asked to review and critique the planning permission. Following this process, we made a number of recommendations to amend the current application to enhance the proposed scheme and deliver a more efficient development.

Our recommendations included removal of the 20th Century elements that were added to the Listed building, changes to the internal layout to respect the historic context but also respond to modern living and expectation. We also suggested alterations to the doors, windows and frames.

These changes were presented to the Conservation Officer at Maldon District Council and formed the basis of pre-application discussions. The proposed changes and design approach were supported.

A variation of condition application and Listed Building Consent application were then both submitted to and subsequently approved by Maldon District Council.

The development has now been completed and has been built to a high standard. It appears as a terrace of dwellings and because of the sympathetic alterations made it is not evident that the previous use was a care home.
