We’re delighted to have secured planning permission for the redevelopment of a site Lympne, Kent.

This project involves replacing the existing single dwelling with three thoughtfully designed detached homes, each blending seamlessly with the surrounding landscape.

About the Residential Development Proposal

The development features three detached five-bedroom homes, each with private gardens and ample parking. Designed with a mix of barn-conversion aesthetics and traditional architecture, these homes cater to modern living while preserving the rural charm of the area.

The project incorporates eco-conscious features, including a dedicated biodiversity enhancement area to support local wildlife and a sustainable drainage strategy to protect nearby environmentally sensitive areas, such as the Stodmarsh SSSI.

Overcoming Planning Challenges

Like many residential projects, this development presented its share of planning complexities:

  • Protected Trees: The site is covered by a Tree Preservation Order (TPO), necessitating meticulous planning to safeguard mature trees. Our team worked closely with arboriculturist to design layouts that respected root zones and tree canopies.

  • Access and Safety: Enhancing site access was a key challenge. Concerns were raised by local authorities regarding pedestrian and vehicle safety. The driveway design was revised to allow emergency and refuse vehicle access, with visibility and traffic flow improvements addressing safety concerns.

  • Environmental Considerations: Located within a Special Landscape Area (SLA) and a defined built-up boundary, the site demanded careful balance between development needs and environmental conservation. The design incorporated traditional aesthetics, high-quality landscaping, and biodiversity features to ensure harmony with the surrounding rural setting.

  • Biodiversity Impact: Public consultations revealed concerns about ecological disruption. To mitigate this, the plan includes a biodiversity enhancement area with native planting and the installation of bat and bird boxes. Additionally, sustainable construction techniques and a robust drainage strategy were incorporated to ensure the project aligns with modern ecological standards.

By addressing these challenges head-on, we demonstrated that responsible and innovative planning can achieve both development goals and environmental stewardship.
