Self-Build Planning Permission

We recently secured planning permission for an individually designed self-build home on greenfield land on the rural edge of Ipswich. Whilst being within the confines of Ipswich, the site actually lies within Suffolk Coastal District.

This semi-rural location makes for an attractive self-build location as it allows the new dwelling to embed into the surrounding landscape and enjoy the benefits of both the facilities of Ipswich and amenity of being within the countryside.

Greenfield Development Site

The site is located within the ‘Town Physical Limits Boundary’ on the Suffolk Coastal’s adopted Proposal Map. On this basis, we were able to argue that despite being a greenfield site, there was a presumption in favour of development.

Design Approach

The lack of any overriding architectural style and the secluded setting of the site indicated that the traditional approach, using natural materials would be successful in the location.

An individual self-build two storey dwelling was proposed. This dwelling would be hidden within the dominant landscaping, with single storey additions adding variation to the form and single storey outbuildings providing added interest to the setting This approach provides seamless continuity with the existing context.

Site Constraints

The land to the east of the site forms part of a Site of Special Scientific Interest (SSSI). Consequently, the application was supported an Ecological Assessment that informed the design and mitigation measures to ensure that a successful development could be achieved at this site.The design of the proposed dwelling followed an extensive contextual analysis. The surrounding area comprised low density housing, categorised by deep front gardens and extensive domestic gardens with mature trees. The landscaped setting forms the sense of place rather than a particular architectural style. 

The proposed self-build dwelling maintains all of the mature landscaping and protected trees allowing the proposals to fit into the character of the area. The reptile protection zone provides an area of protected fauna within the site that can be retained and monitored to form a link to the protected heathland.
