Planning Permission Granted for Improvements to an Existing Dwelling in Tendring

We are delighted that Tendring District Council has approved the proposed alterations to an existing dwelling in Ardleigh, Essex.

The proposed works sought to greatly enhance the character and visual appearance of the grounds in which the dwelling is located, and incorporate additional recreational and leisure facilities for the residents in the form of an outdoor table tennis area, children’s play area, erection of a pool house and covered BBQ area, with paved seating area, and a new hot tub.

We were able to demonstrate to Tendring District Council that a number of the proposed works were in fact covered by the General Permitted Development Order 2015 (as amended), however the intention was to provide a holistic design that allowed each of the component parts, to be considered in the context of the overall vision of the site.

The Council’s adopted planning policies support new development in general where it makes a positive contribution to the quality of the local environment and protects or enhances local character. The proposed alterations and structures were well-designed and enhanced local character and distinctiveness through the use of high-quality materials and design features. The pool house in particular was designed as a contemporary flat-roofed, low-profiled structure that sat comfortably within its garden setting and maintained a subservient appearance to the main dwelling. The replacement gateway piers and gates and altered driveway provided an appropriate entrance, in terms of scale, height, design and materials to serve this detached residential property, and greatly enhanced the kerb appeal but also increased a sense of safety when accessing the highway.

The design and layout of the proposed works was also informed by an arboricultural assessment to ensure that no works would detrimentally impact upon existing landscape features, and in fact a key part of the design rationale was to embed the buildings and structures into the landscape setting.
