Permission Granted for a Class Q Barn Conversion in Colchester
ADP are pleased to have obtained Class Q consent for the change of use of an agricultural building to residential use in Boxted, Colchester.
Class Q of the Town and Country Planning (General Permitted Development) (England) Order 2015 allows for the conversion of agricultural buildings to dwellings under permitted development, subject to certain conditions being satisfied.
The Barn’s Site and Surroundings
The wider site comprises a main farmhouse and a series of small agricultural buildings that were used as a piggery. The farmhouse has since been renovated, but the piggery buildings have been redundant for several years.
The Class Q Proposal
The agricultural buildings were all assessed to determine their suitability for conversion to residential purposes. The building subject to the Class Q application was found to be of sound construction and capable of supporting a conversion.
A proposal was subsequently put forward that sought a single 1-bed dwelling of residential use. We were able to demonstrate the proposed works would not involve any significant external alterations, that would go beyond what is reasonably necessary to carry out the conversion. Any proposed materials would be like-for-like.
As the site was once a pig farm, it was important to consider possible contamination related to development. Through formal discussions with the Contaminated Land Officer it was made clear that any contamination matters at the site could be addressed through an appropriate planning condition, which was accepted by the Council.
We put for robust evidence to demonstrate that the conversion and proposed works complied with the Class Q of The Town and Country Planning (General Permitted Development) (England) Order 2015.
