Agricultural Worker’s Dwelling Approved in Essex

We are really pleased that Tendring District Council has supported and approved our recent planning application for an agricultural worker’s dwelling in Essex.

Securing Planning for an Agricultural Workers Dwelling - The Planning Problem

Planning policy generally resists new housing in remote locations. This site is a long-established farm holding, within a remote area, with numerous agricultural buildings throughout the site. As a starting point, the principle of new housing in this location would not be not supported. However, agricultural workers housing can be an exception to this principle.

In this case, the proposed dwelling was required to serve an existing and established agricultural business, that supported both cattle, pigs and sheep livestock and arable practices.

The applicant is a specialist stockman who is required to be on site for feeding, watering and general animal welfare across a 24-hour period.

We were required to demonstrate that there is a proven functional need for the dwelling in question, that no other housing options exist elsewhere and that the size of the dwelling is commensurate with the functional requirement of the agricultural requirement.

The Design of the Agricultural Workers Dwelling

The proposed design of the agricultural dwelling was carefully considered to respect its rural setting.

The proposed dwelling would be one and a half storey in height with a dual pitched roof. The proposed dwelling will be located in close proximity with the existing agricultural buildings on the site, thereby reducing its impact and helping it to assimilate well within its surroundings. The siting of the dwelling is well set back from the highway with limited views from the street.

Overall, we were able to demonstrate that the development would represent an acceptable scale, layout and appearance that will not appear harmful to visual amenity or the character and appearance of the street scene.
