Planning permission approved for a replacement dwelling in Braintree District

Our planning consultants have secured planning consent for a replacement dwelling near Coggeshall in Braintree District. The replacement dwelling has now been completed and is looking great.

The existing house is located within a countryside location, but in close proximity to an existing rural business centre and golf club. The existing house suffered from a number of practical issues including: its poor siting within the site; poor structural condition; unsafe vehicular and pedestrian access from the main road.

The proposed scheme sought to replace the existing house with a new dwelling with an improved design and siting. The proposal also took the opportunity to utilise an adjacent private road to create a new safe access to and from the site whilst respecting the countryside setting. The existing dwelling was also hindered by its close position next to the mature boundary planting that surrounds the site. The decision to replace the dwelling provides the opportunity to reposition the dwelling to a more central position away from the boundary resulting in improvements.

Despite being in an existing residential use, there were a number of technical issues that needed to be taken into account as a part of the design process. In this case, an arboricultural assessment and detailed landscape proposals were required to inform the design process.

We engaged with Braintree District Council in pre-application discussions to discuss the principle, design, size, bulk and mass. Following positive discussions, the proposal was refined and a planning application submitted.

The proposed dwelling has resulted in:

  • A visually more attractive house that provides a more appropriate design response taking into account the rural vernacular of the area.

  • An improved living environment for our clients.

  • An increase in natural light into the dwelling reducing reliance on secondary lighting.

  • Improved orientation for solar gain/ reduced heat loss.

  • Added space for additional back-up planting
